Beveridge was a land sale deal about 40+km north of Melbourne CBD. David, the counterparty, was not just an experienced land developer but also a successful businessman that ran a strong cash generating business. When his long term banking relationship failed him despite being a time when his business was doing particularly well due to favourable macro conditions. He brought the opportunity to Bowery to capitalise on an opportunity to buy land at a favourable price. The independent valuation came in at $5.6m.
David rapidly passed our thorough due diligence process. We worked out a win-win deal and immediately opened it up to our investor community. The investment opportunity was fully subscribed within just 24 hours.
Ever the astute and motivated entrepreneur, David was able to find a buyer months ahead of the maturity of the facility. He successfully sold the property at $9.5m to a strong counterparty – making a cool profit along the way.
This sale price significantly reduced the actual LVR of the facility and de-risked it for our investors. On top of that, because the settlement of sale was after expiry of loan, David required a short facility extension and the investors gained a better than expected return.
